None of these settles what is wrong on its own. They do change where we start looking, and they are worth having ready when you call.
- No hot water at all
- On a gas unit, usually the pilot, the igniter, or the gas control. On an electric unit, more often an element, a thermostat, or a tripped high-limit switch.
- Hot water that runs out sooner than it used to
- Often sediment taking up room in the tank, or a lower element that has failed. Sometimes the unit no longer suits how much hot water the property draws.
- Hot, then cold, then hot again
- On a tankless unit this usually comes back to flow, gas supply, or scale in the heat exchanger. On a tank it is more often a thermostat or a mixing valve.
- Rusty or discolored hot water
- Can point to corrosion inside the tank, or to an anode rod that has done its job and been consumed.
- Rumbling or popping while it heats
- Usually sediment sitting on the bottom of the tank and heating underneath the burner.
- Water on the floor around the base
- This is the one that changes the answer. A fitting, a valve or a connection is one job. A tank that has corroded through is another.
- A pilot or igniter that will not stay lit
- Often the thermocouple, the igniter itself, or the combustion air the unit is getting.
Whichever of those it is, we can come and look at the unit.
What we look at on the unit you already have.
A water heater is the unit plus everything feeding it and everything carrying water away from it. Drawn here as a tank, because most of these calls are. Where a tankless unit differs, the note says so.
Where the combustion gases leave, and whether the vent is intact, correctly sized and clear. On a tankless unit this is a sealed vent through the wall rather than a flue running up through the roof.
The gas line and its shutoff, or the circuit and disconnect on an electric unit. A different unit can want a different supply than the one already sitting there.
The cold inlet, the hot outlet, the shutoff above the unit, and the condition of the connections and any flex lines running into them.
The temperature and pressure relief valve and its discharge line, including where that line actually terminates.
Where one is fitted, whether it is still doing its job. Where one is not, whether the system is asking for it.
The pan under the unit and where it drains to, which is what decides how much damage a slow leak does before anyone notices it.
How the unit sits, the clearances around it, and the seismic strapping holding it to the wall.

What failed

Usually a repair.
Thermostats, elements, gas controls, igniters, valves and the connections around the unit are parts. When the unit itself is sound and parts are available for the model, replacing the part is the smaller job. Parts for some older units are harder to source, and we say so when that is what we are running into.
The body of the unit
That is a replacement.
When a tank has corroded through there is nothing left to repair, and the same is true of a heat exchanger that has failed on a tankless unit. What we work out then is what the property needs next and what the connections already in place will take.
Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.
Tank and tankless are different jobs.

Where it sits
Tank
On the floor, in a garage, a closet, or an exterior alcove. It needs that footprint and the clearances around it.
Tankless
On a wall, indoors or out, in a much smaller footprint. It needs a mounting location with its own clearances.
Venting
Tank
Usually a flue running up and out through the roof.
Tankless
Usually a sealed vent straight out through the wall, with combustion air drawn in the same way.
Fuel and supply
Tank
Gas or electric. The supply already at the unit is usually the supply it keeps.
Tankless
Often asks more of the gas supply than the tank it replaces, so the size of the line feeding it is part of the job rather than an afterthought.
How it delivers hot water
Tank
Holds a heated volume and reheats it. Once the stored volume has been used, it takes time to recover.
Tankless
Heats water as it passes through, so there is no stored volume. What it can deliver at once depends on the unit and on how many fixtures are running.
What servicing it involves
Tank
Thermostats, elements or the burner and gas control, the anode, the valves, and the connections.
Tankless
Ignition, flow and venting components, the heat exchanger, and scale, which builds up faster where the water is hard.
Which one suits a property comes out of the space, the venting, and the gas or electrical service already there, not a preference we bring with us.

That depends on what failed.
