Water Heater Services in Encino

Encino homeowners can call Mr. Pipe Plumbing to repair a water heater or to replace it with a tank or a tankless unit, gas or electric. Since most homes there are owner-occupied, the person deciding on a replacement is usually the person who will live with it, so the trade-offs are theirs to weigh.

When the owner is the one choosing

The U.S. Census Bureau's ACS 2024 5‑year estimates find owners living in about 6 in 10 occupied Encino homes, and single-family houses making up about 6 in 10 of all homes there.

An owner replacing a water heater gets to choose what comes next: another tank, a tankless unit, gas or electric. The house narrows that choice.

A tank needs floor space and room around it. A tankless unit needs wall space and clearances of its own, and a gas model can draw more gas than the old tank did. Any fuel-burning model needs venting that suits it. We go through those limits with you before you choose, and if a type you had in mind won't work in the space, we tell you why.

The vent is part of the choice

A gas tank needs a vent suited to its model, one that carries combustion gases out of the house. An electric tank has none, because it produces no combustion gases. For a tankless unit, the model and the fuel decide the venting and the combustion air it needs, and so does whether it hangs inside or outdoors.

So when a replacement changes type or fuel, the vent may have to change with it. We look at where the existing vent runs and whether it is intact and clear, and the estimate spells out what any change to it would involve.

How often should a water heater in Encino be flushed?

LADWP's advice is to flush at least once a year, and the California Energy Commission reports that most manufacturers recommend draining a tank once or twice a year. Flushing a tank is about sediment, the layer on the bottom that makes a heater rumble and can cut into the hot water it holds. If yours has started to rumble, have it looked at.

How often should a tankless water heater be descaled?

The harder the water, the shorter the gap between descalings, because hard water leaves scale in the heat exchanger more quickly. For hard water, the California Energy Commission's residential compliance manual recommends tankless upkeep every two years. If the water temperature now jumps around between hot and cold, scale is one of the things we check, along with the flow and the gas supply.

Why does the pilot light on my water heater keep going out?

The likeliest causes are the thermocouple, the igniter and the air reaching the burner. We test the first two and look at where the heater gets its combustion air and how it vents. Relighting it again and again doesn't fix the cause, so if it won't stay lit after one try, it's time for a service visit.

What LADWP and the City of Los Angeles say about water heaters

LADWP's 2025 Drinking Water Quality Report lists this neighborhood among its San Fernando Valley communities, and for those communities it gives total hardness, measured as calcium carbonate, by water source rather than by neighborhood: an average of 103 mg/L from the Los Angeles Aqueduct Filtration Plant, 115 mg/L from the Northern Combined Wells and 140 mg/L from the MWD Jensen Plant. LADWP says even the hardest water it supplies does not need to be softened to be safe or usable.

LADWP says water heaters should be flushed at least once a year to control the build-up of mineral deposits, which may help extend the heater's life. Customers who are not comfortable doing it themselves, it says, should hire a licensed plumber.

Through its Consumer Rebate Program, LADWP offers a rebate on qualifying ENERGY STAR heat pump water heaters to residential customers with active LADWP electric service, claimed after the heater is bought and installed. LADWP says program funding is limited and available on a first-come, first-served basis, and that rebates are not assured.

The Los Angeles Department of Building and Safety says water heaters must be strapped in at least two places, in the upper third and the lower third of the unit, with the lower strap at least 4 inches above the controls, and it does not accept perforated plumber's tape for strapping heaters over 40 gallons.

For rental properties, inspectors in the Los Angeles Housing Department's Systematic Code Enforcement Program check for required hot water and for water heater strapping, positive vent connections, combustion air, and a properly installed temperature and pressure relief valve with its drain extended to an approved location.

What California law and state agencies say about water heaters

California Health and Safety Code section 19211 requires all new, replacement and existing residential water heaters to be braced, anchored or strapped to resist falling or shifting in an earthquake, and a seller of property with a water heater must certify to the buyer in writing that this has been done. The California Seismic Safety Commission's Homeowner's Guide to Earthquake Safety tells homeowners to look for two sets of straps wrapped around the heater and bolted to the wall studs, suggests having a licensed plumber replace rigid water heater pipes with flexible ones, and says a tankless unit should be securely attached to the wall, with its pipes installed according to the manufacturer's instructions.

The California Energy Commission's residential compliance manual reports that most manufacturers recommend draining a tank water heater every six months to once a year to clear sediment, and inspecting the burner, venting and temperature and pressure relief valve on the same schedule. For tankless units, it names flushing scale from the heat exchanger and cleaning the inlet filter screen as the main upkeep, recommended every two years where water is hard. It notes that softened water corrodes a tank's anode rod much faster, and that a heat pump water heater's air filter needs checking three to four times a year.

California's Energy Code requires a newly installed tankless water heater to have isolation valves on its cold water supply and hot water outlet, unless the unit has built-in service drain ports, and the Energy Commission says the valves help with flushing and prolong the heater's life. The Contractors State License Board lists C‑36 Plumbing and C‑20 HVAC as the license classifications for installing and repairing heat pump water heaters.
