Water Heater Services in Sherman Oaks

In Sherman Oaks, Mr. Pipe Plumbing repairs and replaces water heaters for owners and for the people who rent from them. With most homes rented, the person who notices a leak is often not the person who approves the fix, so our findings go to both, and the estimate goes to whoever authorizes the work.

In Sherman Oaks

Who lives with the heater, and who decides on it

Owners live in about 4 in 10 occupied homes in Sherman Oaks, according to the U.S. Census Bureau's American Community Survey (ACS 2024 5‑year), which counts about 6 in 10 as rented.

That split matters as soon as a water heater goes wrong. In a rented home, the tenant is usually the one who finds the puddle or loses hot water, while the owner or the property manager approves the repair. For owners living in their own homes, both roles belong to the same person, and the conversation is shorter.

A failed part is the simpler call for an owner to make. A failed tank asks more: the replacement has to suit the room it stands in, its vent, and the gas line or circuit that feeds it, and the owner chooses among the options that do.

When a heater leaks in a rented unit

The first step belongs to whoever is home: close the cold-water shutoff above the heater, if it can be reached. Then tell us, or the manager, where the water seems to start, whether at a fitting, at the relief valve, or from under the tank. A leaking fitting, valve or connection is usually a repair. If the tank itself has corroded through, it can't be repaired, and the replacement becomes the owner's decision. We also look at the drain pan beneath the heater and where it empties, since that decides how far a slow leak spreads before someone sees it.

How often should a water heater be flushed?

LADWP's answer is at least once a year, to control mineral build-up. What flushing clears out of a tank is the sediment on its bottom. You can usually tell it has built up: the heater rumbles or pops while it runs, or the hot water gives out sooner than it used to. A tankless unit needs a different job, descaling the heat exchanger.

How often does a tankless water heater need descaling?

That depends on the unit and the water feeding it. Scale is the reason for the job: it forms inside the heat exchanger, and harder water forms it sooner. Where water is hard, the California Energy Commission's residential compliance manual says that maintenance is recommended every two years. Hot water that swings between hot and cold can be one sign it is due.

Is the water in Sherman Oaks hard, and does it affect my water heater?

LADWP's 2025 Drinking Water Quality Report gives average hardness of 103, 115 and 140 mg/L, as calcium carbonate, for the three San Fernando Valley sources that supply Sherman Oaks. On a tankless heater, hardness shows up as scale on the heat exchanger. A tank tends to show trouble another way: sediment on the bottom makes it rumble, so we check for each according to the type you have.

What LADWP and the City of Los Angeles say about water heaters

LADWP's 2025 Drinking Water Quality Report lists this neighborhood among its San Fernando Valley communities, and for those communities it gives total hardness, measured as calcium carbonate, by water source rather than by neighborhood: an average of 103 mg/L from the Los Angeles Aqueduct Filtration Plant, 115 mg/L from the Northern Combined Wells and 140 mg/L from the MWD Jensen Plant. LADWP says even the hardest water it supplies does not need to be softened to be safe or usable.

LADWP says water heaters should be flushed at least once a year to control the build-up of mineral deposits, which may help extend the heater's life. Customers who are not comfortable doing it themselves, it says, should hire a licensed plumber.

Through its Consumer Rebate Program, LADWP offers a rebate on qualifying ENERGY STAR heat pump water heaters to residential customers with active LADWP electric service, claimed after the heater is bought and installed. LADWP says program funding is limited and available on a first-come, first-served basis, and that rebates are not assured.

The Los Angeles Department of Building and Safety says water heaters must be strapped in at least two places, in the upper third and the lower third of the unit, with the lower strap at least 4 inches above the controls, and it does not accept perforated plumber's tape for strapping heaters over 40 gallons.

For rental properties, inspectors in the Los Angeles Housing Department's Systematic Code Enforcement Program check for required hot water and for water heater strapping, positive vent connections, combustion air, and a properly installed temperature and pressure relief valve with its drain extended to an approved location.

What California law and state agencies say about water heaters

California Health and Safety Code section 19211 requires all new, replacement and existing residential water heaters to be braced, anchored or strapped to resist falling or shifting in an earthquake, and a seller of property with a water heater must certify to the buyer in writing that this has been done. The California Seismic Safety Commission's Homeowner's Guide to Earthquake Safety tells homeowners to look for two sets of straps wrapped around the heater and bolted to the wall studs, suggests having a licensed plumber replace rigid water heater pipes with flexible ones, and says a tankless unit should be securely attached to the wall, with its pipes installed according to the manufacturer's instructions.

The California Energy Commission's residential compliance manual reports that most manufacturers recommend draining a tank water heater every six months to once a year to clear sediment, and inspecting the burner, venting and temperature and pressure relief valve on the same schedule. For tankless units, it names flushing scale from the heat exchanger and cleaning the inlet filter screen as the main upkeep, recommended every two years where water is hard. It notes that softened water corrodes a tank's anode rod much faster, and that a heat pump water heater's air filter needs checking three to four times a year.

California's Energy Code requires a newly installed tankless water heater to have isolation valves on its cold water supply and hot water outlet, unless the unit has built-in service drain ports, and the Energy Commission says the valves help with flushing and prolong the heater's life. The Contractors State License Board lists C‑36 Plumbing and C‑20 HVAC as the license classifications for installing and repairing heat pump water heaters.
