Water Heater Services in Studio City

When a tank or tankless water heater stops working properly in a Studio City house or multi-unit building, Mr. Pipe Plumbing repairs or replaces it. We start with what failed. A worn thermostat, element or igniter is usually a repair, and the year a building went up doesn't tell us whether the heater inside it is near the end.

The building's age is not the heater's age

U.S. Census Bureau estimates (ACS 2024 5‑year) put about 16% of homes in the Studio City ZIP-code area in buildings completed in 2000 or later, and about 63% in buildings from before 1980. A heater can be swapped out at any point in a building's life, so a 1970s apartment may hold a unit put in a few years ago while a house finished after 2000 still runs its first one.

So we go by the unit in front of us. Rusty hot water can mean corrosion inside the tank or an anode rod that has been used up. Water at the base can be a loose fitting or the tank itself. On a tankless model, the same split is between a failed part and a failed heat exchanger, and only the second one ends the unit.

What we check besides the tank

On a service visit we look past the heater itself. On a gas unit, that means following the vent to where the exhaust exits and checking that it is whole and unblocked. It means the supply, either the gas valve and line, or the breaker circuit with its disconnect on an electric unit. We look at the water side too: the cold supply coming in, the hot line going out, the shutoff valve and any flexible connectors. Last comes the seating, meaning the room around the unit and the earthquake straps holding it against the wall. If the heater does need replacing, those checks tell us what a new unit can connect to.

Is Studio City water hard, and does it matter for my water heater?

In its 2025 Drinking Water Quality Report, LADWP gives hardness for each source instead of each neighborhood. For its three San Fernando Valley sources, the averages run from 103 to 140 mg/L as calcium carbonate. On a tankless model, hard water speeds up the scale that forms inside the heat exchanger. On a tank, a popping or rumbling sound while it heats usually means sediment has settled on the bottom.

How long do water heaters last?

We don't put a number of years on it, because the condition of the unit tells us more than its age. A tank is finished when the tank itself corrodes through, and a tankless unit when its heat exchanger fails. Until one of those happens, thermostats, elements, igniters and valves are parts, and swapping a part is usually the smaller job while the rest of the heater is sound.

Can a tankless water heater run out of hot water?

Not the way a tank does. A tankless unit heats water as it passes through instead of storing it, so there is no supply to use up. What it can do is fall behind when more fixtures run at once than it was sized for. If the temperature swings hot, cold and hot again, we check the flow, the gas supply and the heat exchanger for scale.

What LADWP and the City of Los Angeles say about water heaters

LADWP's 2025 Drinking Water Quality Report lists this neighborhood among its San Fernando Valley communities, and for those communities it gives total hardness, measured as calcium carbonate, by water source rather than by neighborhood: an average of 103 mg/L from the Los Angeles Aqueduct Filtration Plant, 115 mg/L from the Northern Combined Wells and 140 mg/L from the MWD Jensen Plant. LADWP says even the hardest water it supplies does not need to be softened to be safe or usable.

LADWP says water heaters should be flushed at least once a year to control the build-up of mineral deposits, which may help extend the heater's life. Customers who are not comfortable doing it themselves, it says, should hire a licensed plumber.

Through its Consumer Rebate Program, LADWP offers a rebate on qualifying ENERGY STAR heat pump water heaters to residential customers with active LADWP electric service, claimed after the heater is bought and installed. LADWP says program funding is limited and available on a first-come, first-served basis, and that rebates are not assured.

The Los Angeles Department of Building and Safety says water heaters must be strapped in at least two places, in the upper third and the lower third of the unit, with the lower strap at least 4 inches above the controls, and it does not accept perforated plumber's tape for strapping heaters over 40 gallons.

For rental properties, inspectors in the Los Angeles Housing Department's Systematic Code Enforcement Program check for required hot water and for water heater strapping, positive vent connections, combustion air, and a properly installed temperature and pressure relief valve with its drain extended to an approved location.

What California law and state agencies say about water heaters

California Health and Safety Code section 19211 requires all new, replacement and existing residential water heaters to be braced, anchored or strapped to resist falling or shifting in an earthquake, and a seller of property with a water heater must certify to the buyer in writing that this has been done. The California Seismic Safety Commission's Homeowner's Guide to Earthquake Safety tells homeowners to look for two sets of straps wrapped around the heater and bolted to the wall studs, suggests having a licensed plumber replace rigid water heater pipes with flexible ones, and says a tankless unit should be securely attached to the wall, with its pipes installed according to the manufacturer's instructions.

The California Energy Commission's residential compliance manual reports that most manufacturers recommend draining a tank water heater every six months to once a year to clear sediment, and inspecting the burner, venting and temperature and pressure relief valve on the same schedule. For tankless units, it names flushing scale from the heat exchanger and cleaning the inlet filter screen as the main upkeep, recommended every two years where water is hard. It notes that softened water corrodes a tank's anode rod much faster, and that a heat pump water heater's air filter needs checking three to four times a year.

California's Energy Code requires a newly installed tankless water heater to have isolation valves on its cold water supply and hot water outlet, unless the unit has built-in service drain ports, and the Energy Commission says the valves help with flushing and prolong the heater's life. The Contractors State License Board lists C‑36 Plumbing and C‑20 HVAC as the license classifications for installing and repairing heat pump water heaters.

Know what happens next

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
