Drain Cleaning in Woodland Hills

Mr. Pipe Plumbing's drain cleaning in Woodland Hills covers single slow fixtures and the bigger signs: drains that gurgle, and two or more fixtures backing up at once. In a house, those signs can point to the main line; in a large condo or apartment building, to a line many units share, which we reach with the manager's help.

In Woodland Hills

One drain, or the line they all share

Across the two Woodland Hills ZIP-code areas, single-family houses make up about 56% of homes and complexes of at least 20 units about 36%, in U.S. Census Bureau figures for 2024 (ACS 5‑year).

Those two kinds of home send water out differently. A house has one main line carrying everything to the sewer, so gurgling in the tub after a flush, or two fixtures backing up together, can point to that line. In a building of 20 or more units, the same signs can come from a branch or main line serving many apartments, and the manager may hear about it from more than one unit.

About 46% of occupied homes in the area are rented, by the same 2024 Census figures. Whoever lives there, the first useful facts are which drains are affected and whether any water has come back up.

Clearing a main line

A main line is reached from a cleanout, where the property has one that can be opened. When none is usable, it can sometimes be reached through a fixture, and we explain that before anything is removed. Before we start, stop running water and flushing, because anything sent down a blocked main line comes back up at the lowest fixture. Once we reach the blockage, the tool matches the line's size and condition. We tell you what came out and what we found. If it closes up again soon after cleaning, that points at the pipe, and we lay out the choices, such as hydro jetting or a repair.

A few useful answers

Is professional drain cleaning worth it, or can I clear it myself?

If a plunger clears a single slow sink and it stays clear, you may not need us. It is worth a call when plunging hasn't worked, when the same drain keeps slowing, or when two fixtures act up together, since that points past the fixture. In a Woodland Hills condo or apartment, check with the manager first, because a shared line is theirs to approve.

Why does the bathtub gurgle after a toilet flush?

Often because the toilet's water is running into a line that is partly blocked further down, and the tub drain shares that line. In a house, that can be the main line, especially if the lowest drains are also slow. Hold off on flushing and running water for now, and tell us whether any drain has backed up yet.

What does it mean if two drains back up at once?

That the blockage is in a line those drains share, past the trap of either one. In a house, the shared line is often the main line, and the lowest fixtures go first. In a condo or apartment building, it can be a line several units use, so the manager should hear which units are affected. Stop running water until the line is cleared.

What the City of Los Angeles says about drains

LA Sanitation tells residents never to pour cooking grease down a sink or garbage disposal, because it solidifies inside pipes. Instead, it says, scrape food leftovers into the trash and pour cooled grease into a sealed container in the black trash bin.

LA Sanitation also explains what poured grease does: fats, oils and grease that go down household drains cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it causes sewer overflows in homes.

The Los Angeles Department of Water and Power (LADWP) says a rotten-egg or sewage smell at the sink is usually sewer gas formed by bacteria in the household drain, not an odor in the water. Those bacteria, it says, live on food, soap, hair and other organic matter in the drain.

For rental properties, the Los Angeles Housing Department tells owners to make sure the property does not have defective drainage, plumbing leaks, or damaged or inoperable plumbing fixtures.

What California law says about wipes

Under California law, with some exceptions, baby wipes, and wipes made wholly or partly of petrochemical-derived fibers that are likely to be used in a bathroom and have significant potential to be flushed, must carry a "Do Not Flush" label and symbol if they were made on or after July 1, 2022.

The same law bars the companies that make or label those wipes from claiming in any way that they are flushable. It covers those two kinds of wipes only, so other wipes can still be sold as flushable.

On the drain side, a label does not change what happens in the pipe. In a toilet and the branch line behind it, wipes do not clear the way toilet paper does.

Know what happens next

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
