Drain Cleaning in Encino

Encino's drain work splits two ways for Mr. Pipe Plumbing: houses, where one household's lines run to a single main line, and large condo and apartment buildings, where many units share lines. At a house we usually work from the fixture, its trap or an outside cleanout; in a big building we plan access with the HOA or manager first.

In Encino

Houses and large buildings, little in between

Houses are the larger group in the two Encino ZIP-code areas, at about 58% of homes per the Census Bureau's 2024 survey data (ACS 5‑year), and buildings with at least 20 units hold about 37%. Duplexes and other small multi-unit buildings barely appear in the Census count.

The two make for different drain calls. Under a house, the lines from each sink, tub and toilet run to one main line, and nothing in them comes from anyone else's kitchen. In a large condo or apartment building, the main line and many branch lines carry several households' water at once, so the HOA or manager is part of the job before anything is opened.

Renters are about 41% of households, by that 2024 Census count, so the person calling is not always the owner. Whoever approves the work just needs to be reachable.

A house's drains, from the fixture to the main

At a house, one question sorts most calls: is it one drain or several? One slow sink or tub, with the others draining normally, usually means a clog close to that fixture, and we work on it from the fixture or its trap. A toilet and tub backing up together, or the outside cleanout or a floor drain overflowing while a tap runs, means the main line, and that is when we look for the cleanout. Either way, you hear what we found before any work goes ahead. A main line that closes up again soon after cleaning gets a plain account of what that suggests about the pipe.

A few useful answers

Does running hot water make it safe to pour grease down the drain?

No. Hot water only carries the grease a little further before it cools, and once it cools it clings to the pipe wall and catches food waste until the line narrows. That is true of a house's kitchen line and of the shared line in an Encino condo building. Let it cool and harden away from the sink instead.

Why does the kitchen sink keep clogging?

Grease and food waste are what kitchen lines collect: they stick to the pipe wall as they cool and build into a clog. As long as grease keeps going down the sink, the line keeps narrowing. A kitchen line that blocks again soon after a proper cleaning is a different matter, and then the pipe itself is the likelier cause, such as roots, a sag, or deterioration inside.

Can flushable wipes go down an Encino toilet?

We advise against it. Wipes, cotton and heavy paper don't clear the way toilet paper does, and the branch line behind a toilet is where they lodge. In a condo building, that branch may join a line other units use. Put wipes in the trash, whatever the package says.

What the City of Los Angeles says about drains

LA Sanitation tells residents never to pour cooking grease down a sink or garbage disposal, because it solidifies inside pipes. Instead, it says, scrape food leftovers into the trash and pour cooled grease into a sealed container in the black trash bin.

LA Sanitation also explains what poured grease does: fats, oils and grease that go down household drains cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it causes sewer overflows in homes.

The Los Angeles Department of Water and Power (LADWP) says a rotten-egg or sewage smell at the sink is usually sewer gas formed by bacteria in the household drain, not an odor in the water. Those bacteria, it says, live on food, soap, hair and other organic matter in the drain.

For rental properties, the Los Angeles Housing Department tells owners to make sure the property does not have defective drainage, plumbing leaks, or damaged or inoperable plumbing fixtures.

What California law says about wipes

Under California law, with some exceptions, baby wipes, and wipes made wholly or partly of petrochemical-derived fibers that are likely to be used in a bathroom and have significant potential to be flushed, must carry a "Do Not Flush" label and symbol if they were made on or after July 1, 2022.

The same law bars the companies that make or label those wipes from claiming in any way that they are flushable. It covers those two kinds of wipes only, so other wipes can still be sold as flushable.

On the drain side, a label does not change what happens in the pipe. In a toilet and the branch line behind it, wipes do not clear the way toilet paper does.

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
