Drain Cleaning in Tarzana

Whether the clog is in a Tarzana house or in a condo or apartment building, Mr. Pipe Plumbing starts the same way, by finding which drain or line it sits in. In a house, that means one fixture's drain or the main line. In a building, it also means finding out which units share the blocked line and who approves the work.

What each drain in a house collects

The American Community Survey's 2024 five-year estimates from the U.S. Census Bureau count about 57% of the Tarzana ZIP-code area's homes as single-family houses and about 42% as units in buildings of five or more.

In a house, each drain clogs on what its fixture sends down. The kitchen sink collects grease and food scraps; bathroom sinks, tubs and showers collect hair and soap; toilets clog on wipes and heavy paper. A clog in one of those branch drains stays with its fixture, and the rest of the house keeps draining. Once several fixtures slow at once, the trouble has moved down to the main line that takes the whole house's water out.

In a condo or apartment building, the main line serves every unit on it, and the owner, manager or HOA decides on work there.

On a house call

First we check the drain you called about, its trap, and whether the other drains in the house still run, because that tells us how far down the clog sits. Then we look for the opening that reaches it: the fixture itself for a branch drain, or a cleanout for the main line. The tool depends on the fixture, the condition of the pipe and how directly that opening reaches the clog. Before any approved work, we go through what we found. If cleaning won't hold because the pipe is the problem rather than what was in it, we tell you that and set out the options instead.

A few useful answers

Can a clogged drain cause a leak?

A blocked main line can force water out at its lowest opening, which may be a floor drain, the outside cleanout, or a tub or shower. That looks like a leak but is a backup, and the line has to be cleared. A drip under a sink or a stain on a ceiling may be a leak, a repair job of its own, so tell us what you see.

How long does drain cleaning take at a Tarzana house?

We can't put a time on it before we see the drain. A clog in one fixture's trap and a main line reached through an outside cleanout are different jobs, and a main line with no usable cleanout is different again. Tell us which drains are slow and what has been tried, and once we have looked, we explain what the work involves.

What causes a sewer smell from a drain in the house?

LADWP says a sewage smell at the sink is usually sewer gas, formed by bacteria living on food, soap, hair and other organic matter in the household drain. From our side, the useful details are which drain it comes from, whether that drain is also slow or gurgling, and whether you notice it at one fixture or several. Tell us those when you call; they decide where we start looking.

What the City of Los Angeles says about drains

LA Sanitation tells residents never to pour cooking grease down a sink or garbage disposal, because it solidifies inside pipes. Instead, it says, scrape food leftovers into the trash and pour cooled grease into a sealed container in the black trash bin.

LA Sanitation also explains what poured grease does: fats, oils and grease that go down household drains cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it causes sewer overflows in homes.

The Los Angeles Department of Water and Power (LADWP) says a rotten-egg or sewage smell at the sink is usually sewer gas formed by bacteria in the household drain, not an odor in the water. Those bacteria, it says, live on food, soap, hair and other organic matter in the drain.

For rental properties, the Los Angeles Housing Department tells owners to make sure the property does not have defective drainage, plumbing leaks, or damaged or inoperable plumbing fixtures.

What California law says about wipes

Under California law, with some exceptions, baby wipes, and wipes made wholly or partly of petrochemical-derived fibers that are likely to be used in a bathroom and have significant potential to be flushed, must carry a "Do Not Flush" label and symbol if they were made on or after July 1, 2022.

The same law bars the companies that make or label those wipes from claiming in any way that they are flushable. It covers those two kinds of wipes only, so other wipes can still be sold as flushable.

On the drain side, a label does not change what happens in the pipe. In a toilet and the branch line behind it, wipes do not clear the way toilet paper does.

Know what happens next

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
