Hydro Jetting in Tarzana

For Tarzana houses and condo buildings, Mr. Pipe Plumbing uses hydro jetting to clear heavy grease, sludge and certain root intrusion from lines we can reach. In the large buildings, a single kitchen line serves many apartments and coats up faster than a house line does. When the trouble is a broken or collapsed pipe, cleaning will not fix it, and we say so before any work is approved.

What a big building does to a kitchen line

A 2024 U.S. Census Bureau survey finds about 34% of Tarzana's homes in buildings of at least 20 units, out of about 42% in buildings of five or more. Houses are the majority, at about 57%. In one of Tarzana's large buildings, many kitchens drain into the same line, and a kitchen line with that much use builds up faster than others. Each round of snaking leaves the grease and sludge on the wall, so the clog can keep coming back.

A house line carries less grease but more variety: one household's kitchen, laundry and bathrooms, and sometimes fine roots that have worked their way in. Jetting handles both kinds of buildup when the pipe is in shape for it, working from an accessible cleanout. It is not a fix for a line that has broken or collapsed.

The main line from a house

At a house, the jetter goes in from an accessible cleanout on the main line, which may be in the yard, after we have looked at the pipe's condition and the blockage. Sludge, sand and wipes that have collected over years get flushed out of the line instead of pushed further along it, and kitchen grease on the wall comes off with them. Fine roots in a pipe that is still sound can be cut back and flushed downstream. Roots that have broken the pipe are a different matter: cleaning will not repair that damage, so we explain what we found and talk over the repair options.

Why does my drain keep clogging after it was snaked?

Snaking clears a passage through the blockage and leaves whatever coats the pipe wall, grease and sludge most of all. On a line with heavy buildup, that coating catches the next clog. Pipe damage can produce the same repeat problem, so we assess the line before recommending anything: jetting for buildup on a sound pipe, repair for a damaged one.

How do you tell if roots can be jetted out or the pipe needs repair?

We look at the line before deciding. Fine roots that have worked into an accessible line can be cut back and flushed out with jetting, as long as the pipe itself is still sound. If the roots have cracked, broken or collapsed the pipe, jetting will not fix it, and the conversation turns to repair options.

What does hydro jetting do inside a sewer line?

It cleans the line with high-pressure water fed in from a cleanout. The water scrubs the inside wall of the pipe, where grease, sludge and scale build up, and flushes the loosened material down the line. It works on accessible lines whose condition can take the pressure, and it does not repair broken pipe.

What LA Sanitation says about grease and roots

LA Sanitation says more than half of sewer backups are caused by tree roots and poured fats, oils and grease. It describes how the grease builds up: poured down household drains, fats, oils and grease cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it eventually causes sewer overflows in homes.

That layer on the inside of the pipe is the buildup hydro jetting is meant to remove. When an accessible line is in a condition to take it, high-pressure water scrubs grease and sludge off the wall, and it can clear certain root intrusion. LA Sanitation's advice for the kitchen is to keep cooking grease out of the sink and the garbage disposal altogether: scrape food leftovers into the trash, and pour cooled grease into a sealed container in the black trash bin.

“Extremely communicative, easy to work with, and did the job properly. Price was fair but I like that there was no BS surprise charges or addons ‑ what I was initially quoted was exactly what I paid. Will work with them again in the future.”
