Hydro Jetting in Encino

Mr. Pipe Plumbing hydro jets the main lines of Encino houses and the shared kitchen and sewer lines of the neighborhood's large condo and apartment buildings. Both can be jetted when the pipe is sound and the problem is buildup. What changes is how much grease the line carries and where we can reach it.

In Encino

One family's line, or a whole building's

Buildings of 20 units or more hold about 37% of Encino's homes, by the U.S. Census Bureau's count for 2024, which is most of the roughly 42% in buildings of five units or more. Single-family houses make up the bigger share, about 58%.

For jetting, those are two different lines. A house's main line carries one household's kitchen, laundry and baths. A large building's kitchen line carries the grease of many units, and heavy-use kitchen lines build up faster than others. Either one can end up coated with grease and sludge that a snake leaves behind on the wall, and in either one, jetting needs an accessible cleanout and a pipe that has not collapsed or badly broken. When the pipe fails that test, the answer is a repair.

Getting to the line

Jetting starts from a cleanout, so access is part of every assessment. At a house, that is a cleanout on the main line, such as one in the yard. At a condo or apartment building, it is whichever cleanout reaches the stretch that is backing up, and that can take some finding. Alongside access, we look at the pipe's condition and the kind of blockage. If all three point to buildup in a sound line, we jet. If the pipe has collapsed or is badly broken, we explain what we found and go over repair options with you, since cleaning will not fix structural damage.

Does it matter if our pipes are cast iron, clay or PVC?

It depends on the pipe's condition more than its material. We look at the line before recommending jetting, and a pipe that is cracked, sagging, broken or fragile is not a candidate, whatever it is made of. On a sound line, jetting scrubs off buildup, including the scale that crusts inside cast iron and galvanized pipe.

Is hydro jetting worth it?

On the right line, yes. If a drain keeps backing up because grease and sludge coat the pipe, snaking again only reopens the same channel, and jetting takes the coating off. If the clog is simple and in one fixture, a snake is enough. If the pipe is badly damaged, jetting is not the answer.

How long does a jetted line stay clear in an Encino home?

It varies with the line. A kitchen line used by one family and a large building's line used by many units will build up again at different rates, since heavy-use kitchen lines build up faster. What goes down the drain matters, and so does the pipe: if it is damaged, problems can come back sooner. We cannot put a date on it.

What LA Sanitation says about grease and roots

LA Sanitation says more than half of sewer backups are caused by tree roots and poured fats, oils and grease. It describes how the grease builds up: poured down household drains, fats, oils and grease cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it eventually causes sewer overflows in homes.

That layer on the inside of the pipe is the buildup hydro jetting is meant to remove. When an accessible line is in a condition to take it, high-pressure water scrubs grease and sludge off the wall, and it can clear certain root intrusion. LA Sanitation's advice for the kitchen is to keep cooking grease out of the sink and the garbage disposal altogether: scrape food leftovers into the trash, and pour cooled grease into a sealed container in the black trash bin.

“Extremely communicative, easy to work with, and did the job properly. Price was fair but I like that there was no BS surprise charges or addons ‑ what I was initially quoted was exactly what I paid. Will work with them again in the future.”
