Hydro Jetting in Sherman Oaks

Sherman Oaks condos, apartments and houses get hydro jetting from Mr. Pipe Plumbing when grease, sludge or other buildup has narrowed a line. By Census Bureau estimates for 2024, most homes in the neighborhood share a building with other units, and in a big building the kitchen lines collect grease from many apartments at once. High-pressure water scrubs that grease off the pipe wall when the pipe can take it.

Grease from every apartment on the line

Complexes of 20 or more units hold about 34% of Sherman Oaks homes, roughly one home in three, going by the U.S. Census Bureau's five-year figures for 2024.

The kitchen sinks in a Sherman Oaks building like that empty into common drain lines, and the stretch where those lines meet carries the grease of every apartment feeding it. That makes it a heavy-use kitchen line, the kind that builds up faster than others. Snaking it gets the water moving but leaves the grease coating the pipe, so the same backup can come back. Jetting goes after the coating itself: from an accessible cleanout, high-pressure water scrubs grease and sludge off the wall, as long as the pipe can stand the pressure.

Which units, which drains

When a building's kitchen line backs up, the useful details are which units are affected, which drains, and whether the line was snaked before and how soon the trouble came back. Those details tell us where along the line to start, though the decision still comes from looking at it: the pipe's condition, the blockage and where the cleanouts are. If the pipe can take it, we jet from the cleanout that reaches the affected stretch and explain what we found once we are done. If it cannot, we say so and go over the repair options with whoever approves the work.

Does hydro jetting always work?

No. Jetting is a cleaning method for buildup such as heavy grease, sludge, scale and certain roots, in a line we can reach. It cannot fix a pipe that has broken or collapsed, and using it on a pipe like that would be the wrong call. How well it works depends on the pipe's condition.

How long does hydro jetting take?

For most residential lines, a few hours. What changes that is how long the line is, how easy the cleanout is to reach and how heavy the buildup is, so we can say more once we have seen it. We provide a scheduled arrival window and communicate if the schedule changes.

Can hydro jetting damage pipes?

It is not safe for every pipe, and so the line gets a look before we recommend it. Piping that is fragile, cracked, sagging or close to collapse is not a candidate for jetting; with a line like that, we tell you what we saw and what kind of repair would suit it. On a sound pipe, the pressure goes into scrubbing buildup off the wall.

What LA Sanitation says about grease and roots

LA Sanitation says more than half of sewer backups are caused by tree roots and poured fats, oils and grease. It describes how the grease builds up: poured down household drains, fats, oils and grease cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it eventually causes sewer overflows in homes.

That layer on the inside of the pipe is the buildup hydro jetting is meant to remove. When an accessible line is in a condition to take it, high-pressure water scrubs grease and sludge off the wall, and it can clear certain root intrusion. LA Sanitation's advice for the kitchen is to keep cooking grease out of the sink and the garbage disposal altogether: scrape food leftovers into the trash, and pour cooled grease into a sealed container in the black trash bin.

“Extremely communicative, easy to work with, and did the job properly. Price was fair but I like that there was no BS surprise charges or addons ‑ what I was initially quoted was exactly what I paid. Will work with them again in the future.”
