Drain Cleaning in Sherman Oaks

For Sherman Oaks apartments, condos and houses, Mr. Pipe Plumbing clears clogged kitchen sinks, tubs, toilets and the drain lines behind them. Census Bureau estimates for 2024 place most homes in the area in multi-unit buildings, where many households' drains meet in shared lines, so we look at what has been going down a line as well as where it is blocked.

What goes down a shared line

Buildings of five units or more hold about 60% of the homes in the two Sherman Oaks ZIP-code areas, and complexes with at least 20 units about 34%, by the Census Bureau's 2024 five-year count. Houses account for about 37% in that 2024 Census count.

In a building that size, each apartment's sink, tub and toilet drains into branch and main lines that the other units feed as well. A frying pan's worth of grease rinsed down one kitchen sink cools in pipe the neighbors depend on, and a toilet line that takes wipes from several bathrooms can block for every unit on it.

About 6 in 10 occupied homes there are rented, the 2024 Census figures add. For a tenant, the most useful thing to tell the manager is which drains are slow and since when. For the manager, it is whether other units have said the same.

A line several units use

A clog in a shared line can show in several apartments at once, so we start with the manager: which units have reported slow or backed-up drains, since when, and where the line can be reached. If the cleanout or access point is inside a unit, the manager arranges for us to get to it. We clear the line from that opening with a tool sized to it, and we note what comes out. When it is mostly grease or wipes, we tell the manager, because cleaning clears the line and the same material will collect again if it keeps going down the drains.

A few useful answers

Is it OK to pour grease down the sink if I run hot water after it?

No. Hot water keeps grease runny only until it cools, and that happens inside the pipe, where the grease clings to the wall and gathers food scraps into a blockage. In an apartment building where kitchens share lines, that buildup can slow drains in several units at once, well away from the sink it came from.

Are flushable wipes really safe to flush?

We would not flush them. California requires baby wipes, and other wipes likely to be flushed, to carry a "Do Not Flush" label, with some exceptions, and bars calling those wipes flushable. In a Sherman Oaks building, a line taking wipes from several bathrooms can block for every unit on it, so the trash is the place for them.

How long does a drain cleaning visit take?

We don't quote a length in advance, because it depends on what we find. Clearing one bathroom sink through its trap is a smaller job than a main line in a large building, where we may need the manager to open a unit to reach the cleanout. Tell us which drains are affected when you call, and we can plan the visit around that.

What the City of Los Angeles says about drains

LA Sanitation tells residents never to pour cooking grease down a sink or garbage disposal, because it solidifies inside pipes. Instead, it says, scrape food leftovers into the trash and pour cooled grease into a sealed container in the black trash bin.

LA Sanitation also explains what poured grease does: fats, oils and grease that go down household drains cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it causes sewer overflows in homes.

The Los Angeles Department of Water and Power (LADWP) says a rotten-egg or sewage smell at the sink is usually sewer gas formed by bacteria in the household drain, not an odor in the water. Those bacteria, it says, live on food, soap, hair and other organic matter in the drain.

For rental properties, the Los Angeles Housing Department tells owners to make sure the property does not have defective drainage, plumbing leaks, or damaged or inoperable plumbing fixtures.

What California law says about wipes

Under California law, with some exceptions, baby wipes, and wipes made wholly or partly of petrochemical-derived fibers that are likely to be used in a bathroom and have significant potential to be flushed, must carry a "Do Not Flush" label and symbol if they were made on or after July 1, 2022.

The same law bars the companies that make or label those wipes from claiming in any way that they are flushable. It covers those two kinds of wipes only, so other wipes can still be sold as flushable.

On the drain side, a label does not change what happens in the pipe. In a toilet and the branch line behind it, wipes do not clear the way toilet paper does.
