Sewer Repair & Replacement in Panorama City

Mr. Pipe Plumbing repairs damaged sections of sewer line and replaces whole runs at Panorama City houses and apartment buildings. For a building whose main line keeps backing up after cleaning, we look at whether the pipe itself has failed and explain the options to the owner or manager. Lining, bursting and excavation are weighed against the pipe's condition and access.

Rented homes in large buildings

Roughly a third of Panorama City households own the home they live in: about 34% of occupied homes in the ZIP-code area, by U.S. Census Bureau estimates for 2024.

Large buildings hold much of the housing. About 48% of Panorama City homes sit in buildings of 20 or more units, the Census Bureau's 2024 figures show. A building's main sewer line carries the wastewater of every unit that drains through it, so repairing it is a decision for the owner, the manager or the HOA board.

We hear the history first: how often the line has been cleaned, how soon it backed up again, and which units were hit. When it keeps blocking at the same point soon after a cleaning, the pipe is the likely cause, and repair or replacement belongs in the conversation.

Sewer work in a building with many units

A building's main line is a shared system, so the work starts with the service history the manager can give us: past cleanings, the units that reported trouble, and anything already found. Then we look at the condition of the reachable sections and where the line can be accessed.

The owner or the board hears which sections need work, which approaches are workable on them, and what separates those approaches. Once a repair is approved, we coordinate tenant access through the manager and keep the authorized contact updated as the work moves along. A section repair covers that section, and we say so when the rest of the line stays in service as it is.

Trenchless work is not our default and it is not available on every line. Where it is an option, we say so. Where the condition of the pipe or the access rules it out, we explain why and what the alternative involves.

How can I tell if the sewer line is broken?

Several signs can point to a broken sewer line, though none settles it alone: the main line backing up more than once, several fixtures backing up together with the lowest going first, a sewage smell in the yard or near a cleanout, a soft or unusually green patch of ground, and drains that gurgle. The line's condition has to be checked before any repair is proposed.

Why does our building's main line keep backing up after it's cleaned?

Cleaning deals with what is in the pipe and leaves the pipe itself unchanged. If roots are getting in at the joints, a stretch has sagged and holds waste, or the inside has worn rough, the blockage rebuilds at the same spot. A line that backs up again soon after clearing is a sign the pipe needs looking at.

What causes sewer pipes to crack?

Pressure from outside and wear from inside. Ground that moves or settles can crack a pipe or pull a joint apart, and roots that find a small opening widen it as they grow. Over the years the inside of a pipe can also corrode or roughen. Where that damage sits, and how much of the line it covers, decides whether one section or the whole run needs work.

Roots, grease and the point where repair comes in

LA Sanitation says more than half of sewer backups are caused by tree roots and poured fats, oils and grease.

Grease builds up inside a line, and cleaning is how it comes out. Roots can be cleared the same way, but they get in through joints and small openings in the pipe, and clearing them leaves those openings as they were. When a backup keeps returning to the same spot soon after cleaning, the pipe itself becomes the question, and that is where an assessment for repair or replacement starts.

Know what happens next

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
