Drain Cleaning in Panorama City

One kitchen sink or the line that carries a whole building's wastewater out: in Panorama City, Mr. Pipe Plumbing cleans both, for apartment buildings and houses. By Census Bureau figures for 2024, about 6 in 10 of the neighborhood's homes are in buildings of five or more units, where one clogged line can affect several households. So we begin by asking which units are slow.

When one kitchen's grease reaches the whole building

About 61% of the Panorama City ZIP-code area's homes are in structures of five or more units, U.S. Census Bureau estimates for 2024 indicate, and about 48% of all homes are in buildings with 20 or more. Single-family houses make up about 36%, by the same 2024 Census estimates.

Each kitchen sink in a building of five or more units drains into branch and main lines that other units use too, so grease one household rinses away can build up in pipe the whole building relies on. When that line narrows, slow sinks show up in more than one unit, and the manager starts hearing about it from several tenants.

Work on a shared line is arranged by the owner or manager, so that is who we report to about what came out of it and what the line needs.

Starting from the manager's list of slow units

Kitchen lines in a large building can carry grease from many units, and grease and food waste are among the first things we look for in them. We start with the manager's list of units reporting slow sinks or backups, which tells us whether the trouble is in one kitchen's branch drain or further down, where several join. Then we look for an access point that reaches it. Afterward, we tell the manager what came out of the line. If the same stretch closes up again soon after cleaning, we explain what a quick return means for the pipe and what the options are, such as hydro jetting or a repair.

Where should cooking grease go in Panorama City, if not down the sink?

Not the sink, and not the garbage disposal either. LA Sanitation, the City of Los Angeles sanitation department, tells households to scrape food leftovers into the trash and to pour cooled grease into a sealed container for the black trash bin. In a large apartment building, grease from one kitchen cools and builds up in pipe that every unit on the line depends on.

How often should an apartment building's drain lines be cleaned?

No single interval fits every building. What helps is a record of every cleaning: the date, the units that reported trouble, and what came out of the line. A line that blocks again shortly after it is cleared points at the pipe itself. In a neighborhood where about 61% of homes are in five‑plus‑unit buildings, by Census Bureau estimates for 2024, that record is worth keeping with the building manager.

Why does the shower back up when someone flushes a toilet?

Water from the flush can't get past a blockage further along, so it rises at the lowest drain on the line, often a shower or tub. In a large building, the toilet and the shower involved can be in different units. Stop flushing and running water if you can, and tell the manager which units are affected so we can find the shared line.

What the City of Los Angeles says about drains

LA Sanitation tells residents never to pour cooking grease down a sink or garbage disposal, because it solidifies inside pipes. Instead, it says, scrape food leftovers into the trash and pour cooled grease into a sealed container in the black trash bin.

LA Sanitation also explains what poured grease does: fats, oils and grease that go down household drains cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it causes sewer overflows in homes.

The Los Angeles Department of Water and Power (LADWP) says a rotten-egg or sewage smell at the sink is usually sewer gas formed by bacteria in the household drain, not an odor in the water. Those bacteria, it says, live on food, soap, hair and other organic matter in the drain.

For rental properties, the Los Angeles Housing Department tells owners to make sure the property does not have defective drainage, plumbing leaks, or damaged or inoperable plumbing fixtures.

What California law says about wipes

Under California law, with some exceptions, baby wipes, and wipes made wholly or partly of petrochemical-derived fibers that are likely to be used in a bathroom and have significant potential to be flushed, must carry a "Do Not Flush" label and symbol if they were made on or after July 1, 2022.

The same law bars the companies that make or label those wipes from claiming in any way that they are flushable. It covers those two kinds of wipes only, so other wipes can still be sold as flushable.

On the drain side, a label does not change what happens in the pipe. In a toilet and the branch line behind it, wipes do not clear the way toilet paper does.

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
