Sewer Repair & Replacement in Van Nuys

Mr. Pipe Plumbing fixes cracked and root-damaged sewer lines in Van Nuys, at houses and at apartment buildings. For owner-occupied homes and rentals alike, we explain the condition of the line and what each workable method would involve before anything is approved. Trenchless work is offered only where the line allows it.

What each workable approach would open up

Owner-occupants account for about 33% of occupied homes across the Van Nuys ZIP-code areas and renters for about 67%, in U.S. Census Bureau estimates for 2024. Either way, we set out what condition the reachable parts of the line are in, how they can be accessed, what each workable approach would open up on the property, and how much of the old pipe each one leaves in service. That gives you a basis for choosing between a section repair, lining and a new line.

The same 2024 Census estimates date about 68% of Van Nuys homes to before 1980. A build year still does not say whether a line was ever replaced, so the call comes from how much of the run shows damage.

Lining, bursting or a dug trench

Lining can only go into pipe that is still sound enough to carry a liner, and it needs an access point to work from. Bursting replaces the pipe along the route it already takes, which depends on what else runs alongside it and on access at both ends. Excavation reaches the pipe directly and stays workable where neither of those fits.

For a rental, the owner's choice also weighs how much of the yard or paving would be opened and how tenants are kept informed. We set those points out with the estimate, and nothing proceeds until the owner approves it.

Trenchless work is not our default and it is not available on every line. Where it is an option, we say so. Where the condition of the pipe or the access rules it out, we explain why and what the alternative involves.

A few useful answers

How many years will a sewer liner hold up?

No one can honestly give a liner a lifespan without seeing the pipe it goes into. How a lined pipe holds up depends on the state of the host pipe, the soil around it, roots, and the stretches left unlined. What we can tell you is whether your existing pipe is fit to carry a liner at all, and what the alternatives are if it is not.

Is going trenchless worth it on a sewer line?

Trenchless can be worth it on a line that qualifies. Lining and bursting work from access points, so less of the yard or paving gets opened. Not every line qualifies: the old pipe may be too far gone to carry a liner, the route may not allow bursting, or the access may not be there. Then excavation is the workable choice, and we explain why.

Can an earthquake damage a sewer line?

It can. Ground movement and settling are among the things that pull sections of a sewer line out of alignment or open up its joints, and shaking is ground movement. After a quake, signs worth a call include new backups, gurgling drains, a sewage smell outside, or a soft spot over the line. The repair depends on where the damage sits.

Roots, grease and the point where repair comes in

LA Sanitation says more than half of sewer backups are caused by tree roots and poured fats, oils and grease.

Grease builds up inside a line, and cleaning is how it comes out. Roots can be cleared the same way, but they get in through joints and small openings in the pipe, and clearing them leaves those openings as they were. When a backup keeps returning to the same spot soon after cleaning, the pipe itself becomes the question, and that is where an assessment for repair or replacement starts.

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
