Hydro Jetting in Van Nuys

Hydro jetting from Mr. Pipe Plumbing in Van Nuys starts with a look at the pipe, at houses, condos and apartment buildings of every size. In a large building, the line in question may be a kitchen line that many units share, coated with their grease. A line that is sound can take the pressure; one that is broken or collapsed cannot, and cleaning will not repair it.

When the kitchen line belongs to the building

Structures with 20 or more units contain about 34% of Van Nuys homes, U.S. Census Bureau data for 2024 shows, and the share in buildings of five units or more comes to about 57%.

Each unit in a building that size drains its own kitchen sink, but the pipes below the units are shared, so grease from many kitchens settles in the same pipe and narrows it from the wall inward. Jetting, when the pipe's condition allows, takes that coating off the wall. A snake opens a gap through it and leaves the rest.

Houses make up about 38% of the area's homes in the same Census data. Their main lines are a different job, one household's kitchen, baths and laundry going into one pipe, and the buildup there can include sludge and wipes as well as grease.

What we check before recommending jetting

We start with the line we can reach: what condition the pipe is in, what kind of blockage it is, and where there is a cleanout to work from. Jetting goes ahead only when those answers line up, meaning buildup, a pipe sound enough for the pressure and an accessible way in. When the pipe is collapsed, badly broken or sagging, we recommend a repair and explain why. When it is a simple clog in one fixture, a snake is the right tool and we use it. The same order applies to a house line and to a building's shared one, though in a building there are more units to ask about first.

What do you check before jetting the pipes in an older Van Nuys home?

The house's age tells us little on its own, so we look at the pipe. We look for cracking, sagging, breaks and fragile sections, and at what is blocking the line and where we can get in. If the piping can take the pressure and the problem is buildup, jetting is an option. If the piping cannot take it, we recommend a repair.

How long will a line stay clear after jetting?

Nobody can honestly put a number on how long a jetted line stays clear. Jetting takes off the grease and sludge that a snake would leave on the wall, which gives the line a cleaner start than snaking does. From there, use decides a lot: a kitchen line shared by many units builds up again faster than most. A damaged pipe can also bring the trouble back.

Is hydro jetting safe for cast iron, clay, or PVC pipes?

The material matters less than the condition. Cracks, sags, breaks or fragile sections rule jetting out whatever the pipe is made of, and a sound line in any of the three can be considered. On cast iron, jetting can also take off the scale crust that builds inside and catches debris.

What LA Sanitation says about grease and roots

LA Sanitation says more than half of sewer backups are caused by tree roots and poured fats, oils and grease. It describes how the grease builds up: poured down household drains, fats, oils and grease cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it eventually causes sewer overflows in homes.

That layer on the inside of the pipe is the buildup hydro jetting is meant to remove. When an accessible line is in a condition to take it, high-pressure water scrubs grease and sludge off the wall, and it can clear certain root intrusion. LA Sanitation's advice for the kitchen is to keep cooking grease out of the sink and the garbage disposal altogether: scrape food leftovers into the trash, and pour cooled grease into a sealed container in the black trash bin.

“Extremely communicative, easy to work with, and did the job properly. Price was fair but I like that there was no BS surprise charges or addons ‑ what I was initially quoted was exactly what I paid. Will work with them again in the future.”
