Drain Cleaning in Valley Village

Mr. Pipe Plumbing cleans drains in Valley Village apartment buildings and houses, whether the trouble is one slow bathroom sink or a building line that has backed up into the units below. Census Bureau estimates for 2024 put most of the neighborhood's homes in apartment or condo buildings, and most are rented, so we plan drain work with the owner or manager as well as the tenant who called.

When the backup shows up downstairs

U.S. Census Bureau estimates (ACS 2024 5‑year) put about 63% of the Valley Village ZIP-code area's homes in apartment and condo buildings with five or more units, and about 34% in buildings of at least 20. Houses make up about 32% in that 2024 Census count.

Where several units share a line, water that can't get past a clog rises at the lowest fixtures first. A blockage that starts with one household's grease or wipes can therefore come up through a ground-floor tub or shower, in a unit whose own drains were never the problem.

Tenants live in about 7 in 10 occupied homes, in the same 2024 Census estimates, so the person who sees the water may not be the one who sent the clog down, and neither of them decides on the work. We report to the owner or manager, and the estimate goes to whoever approves it.

Tracing a backup to the line that caused it

We start where the water appeared and work back. A tub that fills when someone upstairs flushes, or a ground-floor shower that backs up while the rest of the building drains, points to a shared branch or main line and away from that unit's own fixtures. We find out from the manager which apartments have had trouble, then look for the cleanout or access point that reaches the blockage, which may be in a common area or inside a unit. The owner or manager gets our findings before anything is approved. If the same spot keeps closing up soon after a cleaning, we tell them the pipe itself may be the cause.

A few useful answers

Can a clogged drain leak into the apartment below?

A clog pushes water out through drain openings, such as a tub, a shower or a floor drain, and on a shared line that happens on the lowest floor first. Water dripping from a pipe or through a ceiling may be a leak instead, which is a repair job of its own. If you can't tell which it is, describe where the water shows up when you call.

Why does the drain smell like sewage?

LADWP traces a sewage or rotten-egg smell at the sink to sewer gas in most cases: bacteria in the household drain produce it, and the water itself is not the source. What we need from you is which fixture smells, whether it also drains slowly or gurgles, and whether other units notice it. Those answers tell us whether to start at one fixture or at a line several units share.

Is it worth paying for professional drain cleaning?

If plunging hasn't fixed a slow or blocked drain, usually yes. Slow draining tends to mean a partial blockage, which can close completely without much notice, and store-bought chemical openers often just sit in the trap. In a Valley Village rental, the owner or manager approves the estimate, and nothing is done until they have.

What the City of Los Angeles says about drains

LA Sanitation tells residents never to pour cooking grease down a sink or garbage disposal, because it solidifies inside pipes. Instead, it says, scrape food leftovers into the trash and pour cooled grease into a sealed container in the black trash bin.

LA Sanitation also explains what poured grease does: fats, oils and grease that go down household drains cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it causes sewer overflows in homes.

The Los Angeles Department of Water and Power (LADWP) says a rotten-egg or sewage smell at the sink is usually sewer gas formed by bacteria in the household drain, not an odor in the water. Those bacteria, it says, live on food, soap, hair and other organic matter in the drain.

For rental properties, the Los Angeles Housing Department tells owners to make sure the property does not have defective drainage, plumbing leaks, or damaged or inoperable plumbing fixtures.

What California law says about wipes

Under California law, with some exceptions, baby wipes, and wipes made wholly or partly of petrochemical-derived fibers that are likely to be used in a bathroom and have significant potential to be flushed, must carry a "Do Not Flush" label and symbol if they were made on or after July 1, 2022.

The same law bars the companies that make or label those wipes from claiming in any way that they are flushable. It covers those two kinds of wipes only, so other wipes can still be sold as flushable.

On the drain side, a label does not change what happens in the pipe. In a toilet and the branch line behind it, wipes do not clear the way toilet paper does.

Know what happens next

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
