Hydro Jetting in Northridge

Mr. Pipe Plumbing offers hydro jetting in Northridge for clogged kitchen, drain and sewer lines at houses and multi-unit buildings. A house line and the shared kitchen line of a large building are different jobs, and how long either takes depends on its length, the cleanout's location and how much grease and sludge are inside. The pipe's condition gets checked along with all of that.

In Northridge

Over a third in big buildings, half in houses

Buildings of at least 20 units account for about 36% of homes across the Northridge ZIP-code areas, as U.S. Census Bureau estimates for 2024 have it. Single-family houses account for about 53%, and buildings of five or more units, the big ones included, about 45%, in the same Census figures.

The difference shows up in the drain lines. A house line serves one family's kitchen and bathrooms. In a large apartment building, one kitchen line can pick up grease from many households, and a line with that much kitchen use builds up faster than others. Both kinds of line can carry a coat of grease and sludge that snaking does not remove, and either can be jetted if the pipe is sound.

Jetting can also clear certain root intrusion from a line we can reach. It does not repair the pipe if roots have cracked it.

How we plan a jetting job

Planning starts with the pipe: how sound it is, what is blocking it and how we can get to it. At a house, we work from a cleanout on the main line. At a large building, we find the cleanout that reaches the affected stretch, which can mean checking which units share it. If the line is sound and the trouble is buildup, we jet it, then talk you through the findings. If the line turns out to be damaged rather than coated, we talk about repair instead of cleaning, and nothing goes ahead until it is approved. If one fixture has a simple clog, a snake does that job without a jetter.

How long does a hydro jetting job take in Northridge?

Most residential lines take a few hours of work. A long line, a cleanout that is awkward to get to, or heavy buildup adds time, and we can give you a clearer idea once we have seen the line. We provide a scheduled arrival window and communicate if the schedule changes.

What goes into the price of a hydro jetting job?

We price jetting after looking at the line, because the look decides whether it should be jetted at all and how much of it. Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.

Will hydro jetting fix every clogged line?

No. It works on buildup: grease, soap film, sludge, scale and certain roots in an accessible line. It does not fix a pipe that is collapsed, badly broken or sagging, and on a line like that it is the wrong call. So we look the line over before recommending jetting, and a jetted line can still need a repair if we find damage.

What LA Sanitation says about grease and roots

LA Sanitation says more than half of sewer backups are caused by tree roots and poured fats, oils and grease. It describes how the grease builds up: poured down household drains, fats, oils and grease cool, solidify and stick to the inside walls of sewer pipes, and over time the buildup restricts wastewater flow until it eventually causes sewer overflows in homes.

That layer on the inside of the pipe is the buildup hydro jetting is meant to remove. When an accessible line is in a condition to take it, high-pressure water scrubs grease and sludge off the wall, and it can clear certain root intrusion. LA Sanitation's advice for the kitchen is to keep cooking grease out of the sink and the garbage disposal altogether: scrape food leftovers into the trash, and pour cooled grease into a sealed container in the black trash bin.

“Extremely communicative, easy to work with, and did the job properly. Price was fair but I like that there was no BS surprise charges or addons ‑ what I was initially quoted was exactly what I paid. Will work with them again in the future.”
