Drain Cleaning in Beverly Hills

When a Beverly Hills sink, tub or toilet drains slowly or backs up, Mr. Pipe Plumbing works out where the clog sits and cleans the line, in a house or an apartment. Over half the city's housing is in buildings with at least five units, by Census Bureau figures for 2024, and in those one unit's drain can join a line that other households share.

Shared building drains and the City's do‑not‑drain list

Buildings with five or more units hold about 52% of the City of Beverly Hills' homes in U.S. Census Bureau data for 2024 (five-year estimates). Duplexes, triplexes and fourplexes add roughly 9% in the same 2024 Census data.

The City of Beverly Hills asks residents to avoid sending disposable wipes down the drain, noting that they do not dissolve, and puts fats, oils and grease, food waste, and paper towels on the same list. The City's 2025 water quality report adds that a sulfur or rotten-egg smell from a bathroom tap is rarely caused by the water itself. More often, the report says, it comes from organic material that has built up and decayed inside the drain or overflow.

In a building where several units drain into one line, those items from one apartment can slow drains for the others. Grease cools and sticks to the pipe wall, and wipes stay in the line where toilet paper would wash through.

One unit's drain or the building's line

In an apartment building, a drain call comes down to which line is blocked. A single unit's kitchen or bathroom drain is cleared from inside that unit, through the fixture or its trap. When the manager reports trouble in several units, or water rising in a ground-floor tub, we look for a cleanout on the shared line and work out access with the manager. Whatever comes out of the line, whether grease, wipes or something else, goes into our account to the owner, because it shows what is going down the drains. Our findings go to the owner or manager, who approves the work before it starts.

A few useful answers

Can I wash grease down the sink if I follow it with hot water?

No, and the City of Beverly Hills asks residents to keep fats, oils and grease out of the drain altogether. Hot water keeps grease moving only until it cools, and then it settles on the pipe wall and thickens there with food waste. In an apartment building, that buildup can end up in a line other units drain through.

Why does my bathroom drain keep clogging?

Bathroom drains often clog on hair and soap, which gather close to the opening and in the trap and catch whatever comes down after them. For a single sink or tub, the clog is usually in the trap or just past it. If a cleaned drain clogs again soon, the pipe beyond the trap may be at fault, through roots or deterioration, and we explain what each option would involve.

What does it mean when two fixtures back up at the same time?

The clog is past both fixtures, in a branch or main line they share. In a house it is often the main line, especially when the lowest drains go first. In a Beverly Hills apartment building, a shared line can serve several units, so the manager may hear from more than one tenant. Stop running water and flushing until it has been cleared.

What California law says about wipes

Under California law, with some exceptions, baby wipes, and wipes made wholly or partly of petrochemical-derived fibers that are likely to be used in a bathroom and have significant potential to be flushed, must carry a "Do Not Flush" label and symbol if they were made on or after July 1, 2022.

The same law bars the companies that make or label those wipes from claiming in any way that they are flushable. It covers those two kinds of wipes only, so other wipes can still be sold as flushable.

On the drain side, a label does not change what happens in the pipe. In a toilet and the branch line behind it, wipes do not clear the way toilet paper does.
