Sewer Repair & Replacement in Northridge

Sewer repair and replacement from Mr. Pipe Plumbing covers Northridge houses and apartment buildings, whether the owner lives there or rents the property out. Before anything is approved, we explain which method the line allows and how much of the property each option would disturb. For a rental, we also coordinate tenant access with the owner or manager.

Owners, renters and how much a repair disturbs

Northridge splits close to evenly between owners and renters. In the U.S. Census Bureau's 2024 five-year survey, about 47% of occupied homes in its two ZIP-code areas have the owner living in them, and about 53% are rented.

That split changes who weighs the disruption of a sewer repair. An owner-occupant decides how much of their own yard or driveway gets opened and how the household works around the job. A landlord or manager weighs the same things on behalf of tenants.

Single-family houses make up about 53% of Northridge homes and buildings of five or more units about 45%, by the same 2024 Census survey. In either case, we explain which approaches the line allows and what each would open up before anyone approves the work.

What sets the length and footprint of the job

Scope comes first. A single damaged section is a smaller job than a full run, and a line running deep under paving involves more work to reach than one under a lawn.

Method comes next. Lining and bursting are worked from access points, so less ground is opened, but only where the pipe and its path allow them. Excavation opens the ground over the damaged stretch, which keeps it workable when the other two are ruled out. Once the approach is settled, we describe the sequence of the work and what gets opened at each stage, so the owner, and the tenants where there are any, can plan around it.

Trenchless work is not our default and it is not available on every line. Where it is an option, we say so. Where the condition of the pipe or the access rules it out, we explain why and what the alternative involves.

A few useful answers

How long will a sewer line replacement take at my house?

We can't give a fair answer before assessing the line. A short section reached by digging, a lined stretch and a full replacement by bursting are different jobs, and the depth and what covers the line add to any of them. Once we have looked, you hear what each step involves and in which sequence the crew will do it.

How long do sewer pipe liners last?

We don't attach a lifespan to a liner for a line we haven't assessed. A liner sits inside the existing pipe, so the condition of that host pipe matters, as do the ground around it and any stretches left unlined. The first thing we check is whether the pipe can carry a liner at all, and if it can't, what the alternatives involve.

Is trenchless sewer replacement worth the cost?

Where the line qualifies, the gain is that less of the property gets dug up, since lining and bursting work from access points. Whether that is worth it depends on the line: a pipe too damaged for a liner, a path that blocks bursting, or poor access rules them out. We lay out which options fit your line and how they differ before you choose.

Roots, grease and the point where repair comes in

LA Sanitation says more than half of sewer backups are caused by tree roots and poured fats, oils and grease.

Grease builds up inside a line, and cleaning is how it comes out. Roots can be cleared the same way, but they get in through joints and small openings in the pipe, and clearing them leaves those openings as they were. When a backup keeps returning to the same spot soon after cleaning, the pipe itself becomes the question, and that is where an assessment for repair or replacement starts.

Know what happens next

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
