Sewer Repair & Replacement in Encino

Mr. Pipe Plumbing's sewer work in Encino covers single damaged sections and full replacements, at houses and at apartment buildings. Lining is one option: on one main line there, our crew installed a liner inside the existing pipe. It only fits a pipe still sound enough to host it, which we check before proposing it.

A liner inside the pipe that was already there

Eighty feet of 6‑inch liner went inside the existing pipe on one Encino main line our crew repaired. Lining leaves the old pipe in place as the host, so it only works where that pipe can still carry a liner and an access point can be used.

Single-family houses make up about 58% of the Encino ZIP-code areas' homes, and owners live in about 59% of the occupied ones, per U.S. Census Bureau estimates for 2024. When the owner lives over the line, the choice between lining, bursting and digging up part of the garden falls to them, and we lay out what each would disturb.

The Census Bureau's 2024 figures also date about 75% of Encino homes to before 1980. Whether a house that age still has its first sewer line is something the line itself has to show.

What a pipe has to be in for lining

A liner needs a host. It is installed through an access point and sits inside the existing pipe, so that pipe has to be in a condition to carry it along the whole stretch. A collapsed section, or one a cable can no longer pass, points toward replacement instead.

For a house, the appeal of lining is that less of the garden, driveway or patio gets opened. Where it fits, we say so. If the host pipe or the access rules lining out, we explain what pipe bursting or excavation would involve instead, and the owner decides with those facts in hand.

Trenchless work is not our default and it is not available on every line.

A few useful answers

Can you repair one bad section instead of replacing the whole sewer line?

Yes, when the damage is limited to one part and the pipe on either side is still usable. If a single break, a joint that has pulled apart, or one crushed stretch can be reached, it may be repaired on its own. That repair covers the section and leaves the rest of the line as it was, which we spell out before you approve it.

Can tree roots actually break a sewer pipe?

They can. Roots work into joints and small cracks and widen them as they grow. Clearing the roots takes out what is inside the pipe without closing the openings they used, so they can return to the same joint. When that keeps happening, that part of the pipe becomes a candidate for repair, and we look at how much of the line shows the same damage.

What does a sunken patch of lawn over the sewer line mean?

It can mean the line underneath is leaking. A cracked pipe or a separated joint lets wastewater out and soil in, and the ground above may soften, settle or stay greener than the lawn around it. A patch like that can have other causes too, so we check the condition of the line before linking the two or proposing a repair.

Roots, grease and the point where repair comes in

LA Sanitation says more than half of sewer backups are caused by tree roots and poured fats, oils and grease.

Grease builds up inside a line, and cleaning is how it comes out. Roots can be cleared the same way, but they get in through joints and small openings in the pipe, and clearing them leaves those openings as they were. When a backup keeps returning to the same spot soon after cleaning, the pipe itself becomes the question, and that is where an assessment for repair or replacement starts.

Know what happens next

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
