Leak Detection & Plumbing Repair in Beverly Hills

At Beverly Hills houses and apartment buildings, Mr. Pipe Plumbing traces and repairs leaks, from a valve weeping under a sink to a joint that has pulled apart, wherever the pipes can be reached. With the City billing water every two months, a slow leak can go unnoticed for weeks, so the City's leak alerts and a quick dye test in the toilet are worth knowing.

When the bill comes every two months

The City of Beverly Hills bills single-family and multi-family residential water customers every two months, according to the City's water rate study. That makes the bill a slow signal for a leak that started early in a billing period.

WaterSmart, the City's online water-use portal since April 2025, is quicker. Customers can track their use there and set up notifications, which include alerts when water keeps flowing without a break, as it does with a leak or a faucet left running.

The City's rebates page lists Metropolitan Water District rebates for premium high-efficiency toilets and for flow monitor and leak detection devices, and the outdoor watering rules in its 2025 water quality report say leaks must be repaired immediately. A bill, an alert or a wet spot can each tell you water is going somewhere. Finding where is the part we do, and we begin with whatever is within reach.

A new repair joins the old plumbing

Two leak repairs that sound the same can come out at different prices, and materials are one reason. A new valve, connection or section of pipe has to join what is already there, and in a house or building that has been worked on over the years, what is there can change from one wall to the next. We look at the existing plumbing at the leak before saying what the repair will join to and how. The condition of that plumbing, how it can be reached and how much of it the job covers decide the rest, and you hear all of it before approving anything.

A few useful answers

For anything else, talk to our office.

Call (310) 866-7715
How do you find a leak that's hidden behind a wall or ceiling?

We start where the water shows and work backward. We ask where it's wet, since when, and what has already been tried, then check whatever is reachable, nearest the sign first, and bring in diagnostic equipment when the job needs it. If Beverly Hills' WaterSmart portal flagged continuous flow, tell us when; it means water kept flowing without a break.

Why does my toilet keep running?

A running toilet is losing water from the tank into the bowl. The City of Beverly Hills, in its 2025 water quality report, suggests a check: add a few drops of food coloring to the tank, then wait 15 to 20 minutes without flushing. Color in the bowl means there is likely a leak. It's then a fixture repair: we explain whether to fix the parts or replace the toilet.

Can a leak just stop on its own?

A leak can look as if it stopped on its own. One that shows up only while a shower runs or a washer drains stops when they do and returns with the next use. Before calling it fixed, think back to what was running when you saw water and whether it came back afterward. Tell us that pattern; it narrows down where we look.

What the Metropolitan Water District says about leak monitors

The Metropolitan Water District's SoCal WaterSmart program runs a pilot rebate for flow monitor devices, which track a home's water use and can help detect leaks. Funding is limited. When its page was checked in October 2026, MWD also said not every device qualifies in every area, and it sent applicants to its online rebate estimator, and those who are not eligible to their local water agency.

Installation varies by device. Some can be put in by the homeowner; MWD's product notes say others must be installed by a plumber. Either way, the device has to be installed and activated before the rebate application goes in, and MWD may inspect it. If a contractor buys the device for the customer, the contractor's paid receipt or invoice is what the customer submits. Contractors and other third parties cannot claim the rebate themselves.

Homes with automatic residential fire sprinklers need care here. MWD warns that installing a leak detector the wrong way could hinder the sprinklers: a plumbed leak detection device belongs only on the domestic water line after it splits from the fire sprinkler system, never on the home's incoming water line upstream of the sprinklers. Its advice is to consult a licensed plumber.

Toilets fall under the same program. SoCal WaterSmart accepts only one toilet rebate application per customer, so anyone replacing several toilets has to list them all on a single application.

Know what happens next

  1. Discuss and assess

Our goal is to identify the cause of the problem and recommend an appropriate repair based on the plumbing condition, accessibility, and scope of work.

  2. Findings and estimate

We assess the issue, explain our findings, and provide an estimate before any approved work begins.

  3. Work completed and confirmed

After approved work is completed, we test the repaired or installed plumbing where applicable, explain the completed work, and provide the customer or authorized contact with the appropriate service documentation.

Pricing depends on the plumbing condition, accessibility, materials, and actual scope of work. If additional work is discovered, it will be explained and approved before proceeding.
